Cancellation, Deposit & Booking Policies
All rentals have 12.5% Sales tax applied.
All rentals have a departure cleaning charge applied, maximum $95.00.
Most rentals have a $300 Refundable Security Deposit for a clean departure report.
Stays over 15 days have an additional cleaning charge every 15 days of your stay.
Some rentals have a $50 Resort Fee. No early check in or later check outs approved till 24 hours in advance.
All rentals are cash pricing. Credit Card Payments have a 3% domestic US to 4% International processing fee. American Express payments now have increased fees of 4% domestic US, and 5% International for all AMEX payments.
$300 deposit required to secure reservation, non refundable unless we can re rent your dates.
All Rentals must be paid in full 60 days before check in.
The unit you are renting is located at 9700 Universal Blvd., Orlando, FL 32819. No mail or package delivery to the unit.
Cable TV, DVD, wireless DSL High Speed Internet access, washer, dryer, towels, linens, and utensils are included.
Please note TV volume and noise levels must be kept to a level that will not disturb other residents. If you have any questions, please call me, (407) 900-8954.
Upon payment in full, a Welcome Information package with attachments will be emailed to you providing directions from the airport, digital door lock code, and other information. When you check out make sure you lock the door or there will be $25.00 deducted from your Security Deposit for someone to lock the door.
Terms of your rental:
1. Free local telephone service.
2. The unit you are renting is a completely furnished, self catered condominium unit with all of the appliances and utensils necessary for an enjoyable vacation. Nothing should be taken out of the unit. It is your responsibility to maintain the unit in near clean condition throughout your stay. Some cleaning supplies are left in the unit for your use; however, if they run out it is your responsibility to replace them. Laundry facilities and Dishwasher are provided for your convenience. Please wash the dishes and cooking utensils that you use before you leave. Please observe garbage pick-up times and days. If excessive cleaning or excessive dirty laundry (more than one set of sheets per bed) is required, or if items i.e. towels and sheets, are stained, damaged, or missing, additional charges will be deducted from your Security Deposit after I have discussed the damages with you. You hereby agree to pay for any excessive cleaning fees, damaged, or missing items.
3. AC systems are very important. If you set the AC below 72 degrees the system could freeze up. You could be without AC for 24 hours or more. You will be charged for the service call and the repair to fix the AC. If you set the AC at 71 degrees or below you will be charged $25.00 per day against your deposit for every day you keep the AC set below 72 degrees. You can not leave the doors or windows open with the AC running.
4. No smoking or pets allowed.
5. Maximum occupancy is as stated.
6. Volume and noise levels must be kept to a level that will not disturb other tenants.
7. Refunds are not provided after 60 days prior to reservation unless we can re rent your dates.
8. Neither the owner nor manager is liable for personal injuries or stolen / missing items.
9. Check in Time is 4 PM.
10. Check out Time is 10 AM, if you stay later there will be $50.00 deducted from your Security Deposit.
